EDITABLE OPERATING SCENARIO

Connect the cabin programme to operations.

Investment and operating inputs

Illustrative defaults are editable assumptions. This simple model excludes financing, tax, depreciation, ramp-up, terminal value and major replacement unless you include them in your inputs.

HOW TO USE THE RESULT

Test the downside before approving the product mix.

01

Start with installed investment

Include the cabins and every material project interface required to reach an operational opening, not only the factory purchase price.

02

Use evidence-based operations

Base ADR, season length, occupancy, cleaning, distribution, staffing, utilities and maintenance on the destination and operator concept.

03

Run multiple scenarios

Compare downside, base and upside cases. Treat financing, tax, depreciation, replacement and terminal value in a fuller professional model.

COMMON QUESTIONS

Holiday-park ROI planning FAQ

Does this calculator predict an investment return?

No. It is a simplified scenario model based entirely on user-entered assumptions. It is not investment, tax, accounting or financial advice and does not guarantee performance.

What is included in net operating income?

The model deducts the entered booking cost, variable cost, fixed operating cost and maintenance reserve from accommodation revenue. Finance, tax and depreciation are excluded.

Why model break-even occupancy?

It indicates the approximate occupancy needed for contribution from occupied nights to cover the entered fixed annual operating costs under the current assumptions.

What should be tested before buying cabins?

Test downside occupancy, realistic ADR, season length, distribution, cleaning, utilities, staffing, maintenance, replacement, opening delay and the complete installed investment.

Early calculations become useful when scope, destination, cabin mix, site constraints and operating assumptions are reviewed together.
